About Justo Realfintech: business, products and customers

Justo Realfintech runs the sale of new homes and offices for property developers in Mumbai, Pune and Nashik, and earns a fee on every unit it closes. Its shares trade on BSE SME.

Justo runs the whole sales job for a housing or office project under an exclusive mandate from the developer: pricing and positioning, the launch, its own sales teams, a network of more than 6,000 RERA registered channel partners, customer relations, collections and home loans for buyers. Launch projects, signed from the start, gave 60% of FY26 revenue, sustenance projects, where it takes over slow selling stock, gave 38%, and home loan and other financial advice gave 2%. It works mainly in homes priced from ₹50 lakh to ₹3.5 crore.

The developer pays a percentage fee on the value sold. In the direct model the fee includes what Justo pays channel partners, in the net model the developer pays them, and marketing spend stays with the developer in both, so revenue moves with the value of units sold and people are the main cost. Fees come in only as buyers pay the developer, which is why money owed by developers is close to a year of revenue and cash from the business stayed negative in FY25 and FY26 while profits were reported; the offer document calls the business working capital intensive and says collections are regularly delayed by buyer payments, cancellations and construction delays.

Read more about the business

Justo listed on BSE SME on 1 October 2025, raising ₹63.0 cr mainly for working capital, a technology platform and repaying loans. In December 2025 it took in the team of Pune sales firm Hustlewin, and in March 2026 it formed Chestertons India, a wholly owned subsidiary using the London advisory brand under an arrangement with Chestertons Global Network, for premium homes, commercial leasing, capital markets and hospitality advice; a premium projects division was moved to it by slump sale for ₹9.5 cr. A September 2026 press release reported about ₹166 cr of new business: a housing mandate in Nashik and a commercial mandate in Pune through Chestertons India.

The offer document says there are no listed companies whose business operations are similar to Justo's or of comparable size, so it gives no peer comparison.

From the offer document (RHP) of September 2025, the FY26 annual report filed on BSE, the July 2026 investor presentation and the 16 September 2026 press release.

Justo Realfintech debt and cash flow

Balance sheet · Cash flow · Working capital

The company's own money, its net worth, has grown fast. Its loans are smaller than its own money. Last year the business used more cash than it brought in. It spent more on assets and investments than the business brought in, and raised the rest from loans or shares. Customers take longer to pay than they did in FY24, which ties up more of the company's money in unpaid bills.

The FY26 annual report sets entries into Bengaluru in Q1 FY27, Ahmedabad in Q2 FY27 and Hyderabad in Q4 FY27, and targets full readiness of its technology platform by the end of FY27 or Q1 FY28. Is it a good business? Six questions

Each answer is about that one question, read from the documents; tap one for the evidence. Not a view on the shares.

Justo earns a fee on every home it closes for developers and needs few assets to do it.

Its weak spots are developers who pay slowly, a handful of large clients and a business tied to two big city markets.

AverageCan it set its own prices?Fees are agreed project by project and have held steady, but there are no long term contracts to protect them.
The evidence. Mandates run on term sheets without long term agreements or exclusivity; revenue was about 3.5% of property sold in both FY25 and FY26 (₹81.4 cr on ₹2,338 cr, ₹91.8 cr on ₹2,630 cr; our arithmetic).Offer document, p.37; Investor presentation, July 2026, p.47
AverageHow strong is it against rivals? It has a real share in Pune and a large broker network, but only a small share of Mumbai and nothing that stops a rival copying the model.
The evidence. About 180 to 190 units a month, 3% to 3.5% of Pune sales, against 50 to 60 units a month, under 1% of the Mumbai market; the company calls itself the only listed pure mandate firm and the offer document names no listed peer.Investor presentation, July 2026, p.32; Annual report FY26, p.60; Offer document, p.112
WatchWho are its customers?Mid-sized housing developers, a few of whom bring in half the revenue, and their own sales decide when Justo is paid.
The evidence. Top ten clients gave 53.79% and the largest 16.32% of FY25 revenue; repeat clients gave 44.05%; the offer document says collection depends on realisation from the end customer.Offer document, p.37 to p.38 and p.99
WatchDoes it need a lot of money? It owns little, but money owed by developers takes up most of the balance sheet and the IPO money went to fund it.
The evidence. Trade receivables of ₹86.1 cr at March 2026 against ₹49.4 cr a year earlier; operating cash outflow of ₹9.4 cr in FY26 and ₹9.3 cr in FY25; ₹36.5 cr of IPO money was set aside for working capital.Investor presentation, July 2026, p.42, p.45 and p.46; Offer document, p.98
StrongCan it keep finding new work?New mandates have kept coming since listing, and new cities and the Chestertons brand widen the field.
The evidence. ₹4,647 cr of sales value across 32 projects signed between listing and May 2026, a Hustlewin team with four mandates in December 2025, and about ₹166 cr of new business announced on 16 September 2026.Annual report FY26, p.44 and p.45; Press release, 16 September 2026, p.2
WatchDo good and bad years swing a lot?Sales follow the housing market in two cities, and revenue and margins have moved sharply from year to year.
The evidence. Revenue was ₹70.4 cr in FY23, ₹59.4 cr in FY24, ₹81.4 cr in FY25 and ₹91.8 cr in FY26, with EBITDA margins of 31%, 16%, 26% and 31%; Pune unit sales fell 20% in calendar 2025; the offer document says mandate numbers vary and have made revenue fluctuate.Annual report FY26, p.59; Investor presentation, July 2026, p.29; Offer document, p.37
