About Karnimata Cold Storage: business, products and customers

Karnimata Cold Storage rents out cold rooms where local farmers and traders keep their potatoes after harvest, and lends them money against the stored crop. Its one cold store is in Paschim Medinipur, West Bengal, and its shares trade on BSE SME.

Karnimata Cold Storage runs a single cold store on a freehold plot at Chekuasole village in Paschim Medinipur, West Bengal, a potato-growing area. Farmers and traders bring potatoes in around March after the winter harvest and take them out through the year until about November, paying rent for the space. The store was built in 2012 and enlarged once in FY2013-14; no capacity has been added since.

Its income has two parts. Rent is the revenue, and the rent it may charge is set and controlled by the West Bengal government, so the company cannot raise prices on its own. It also gives seasonal loans to the people who store with it, against the potatoes in its chambers, and earns interest on them; the company calls this seasonal finance an important factor in the growth of its business.

Read more about the business

Because the store, power, upkeep and bank interest cost much the same whether the chambers are full or not, profit depends on how much of the store is let in a season and on the rent allowed. A poor potato crop in the district, a cut in the official rent or a jump in power and running costs would hurt results, the company says. It employs fifteen permanent staff.

The company names no listed competitors. It says there is no other cold store of its size within about ten kilometres and that it has long relationships with local farmers and traders.

From the offer document (prospectus, 2014), the annual reports for FY2025 and FY2026, and the Crisil rating note of November 2025.

In its favour

  • It brings in more cash than it shows as profit: ₹0.8 cr against ₹0.8 cr in FY26.

To watch

  • Any change in the cold storage rent set by the West Bengal government (Annual report FY2026, p.37).
  • The potato crop in and around Paschim Medinipur each season, on which rental income depends (Annual report FY2026, p.36 and p.37).
  • Whether the company names any new site or capacity, after saying it is looking for places with unmet demand (Annual report FY2026, p.37).
  • The Crisil rating, held as issuer not cooperating in November 2025 (Crisil rating note, 21 November 2025, p.1).
  • Customers take longer to pay than before: 73 days in FY26, against 28 in FY15.

Is it a good business? Six questions

Each answer is about that one question, read from the documents; tap one for the evidence. Not a view on the shares.

Karnimata earns rent from one potato cold store and interest on loans to the people who use it.

Its weak spots are a rent set by the state, a single site that has not grown in many years, and a crop that depends on the weather.

WatchCan it set its own prices? No. The rent it may charge is fixed by the state government, so higher costs cannot simply be passed on.
The evidence. The annual report says the rent is set and controlled by the West Bengal government and a cut in rent or a rise in costs would hurt results.Annual report FY2026, p.37
AverageHow strong is it against rivals? It is the only store of its size nearby, which matters for a crop that must be chilled quickly, but that edge is local and small.
The evidence. The company says no other cold store of its size is within about ten kilometres and it has long relationships with local farmers and traders.Annual report FY2026, p.37
AverageWho are its customers?Local potato farmers and traders who come back season after season, with no long-term contracts.
The evidence. Revenue depends on potato growing in and around Paschim Medinipur; hirers rent space before selling their crop.Annual report FY2026, p.37; Offer document, p.79 and p.82
AverageDoes it need a lot of money? The store is already built, so little new spending is needed, but the seasonal loans to hirers tie up money and are funded partly with bank debt.
The evidence. The company lends against stored potatoes; borrowings fell from ₹8.8 cr in FY2024 to ₹5.2 cr in FY2026.Annual report FY2026, p.35; Reported results
WatchCan it keep finding new work? Its one store is the limit on growth, and the plan to keep adding capacity has not been followed through.
The evidence. Capacity has stayed at 25,500 tonnes since FY2013-14; the company says it is looking for places with a gap between demand and supply but names no project.Annual report FY2025, p.57; Annual report FY2026, p.37
AverageDo good and bad years swing a lot?Yearly income is steady, but the two halves of the year differ, and a crop failure could cut a whole season.
The evidence. The company lists crop failure, potato price swings, power and machinery breakdowns and weather as its main risks.Annual report FY2026, p.36 and p.37
