About Shaival Reality: business, products and customers

Shaival Reality is an Ahmedabad company that once built low cost precast housing and ran gas tankers, and now earns almost all its income from interest and investments rather than from any business. Its shares trade on NSE Emerge.

When it listed, Shaival Reality carried LPG and ammonia by road tanker and built precast concrete housing for government and private projects, including 320 homes in Anand district and 324 in Dahod. Its recent annual reports describe two segments, construction and renting of property.

In August 2025 the company handed its stakes in two construction joint ventures, KCL SRPL JV and MCC SRPL JV, to Waffle Crete (India). Its auditor's FY26 note says the company discontinued its primary business during the year, earned only ₹0.04 cr from operations and has no immediate plans to revive its main business, while the board's report says the nature of the business did not change.

Read more about the business

With operations almost gone, reported profit comes from other income: interest on bank deposits and a one time gain on selling investments. That makes profit a reflection of how the company's cash is invested, not of any trade, and the figures will move with market gains rather than sales. The documents name no listed companies doing comparable work today.

From the offer document (2015), the FY25 and FY26 annual reports and the SEBI warning letter filed on 31 August 2026.

To watch

  • Any plan to use the cash or restart a business, which the FY26 notes say does not yet exist (Annual report FY26, p.86).
  • Compliance on related party dealings after SEBI's warning of 28 August 2026 (SEBI warning letter, filed 31 August 2026, p.3).
  • Stability of the finance team under Sureshkumar Kantilal Patel, CFO from 24 April 2026 (Annual report FY26, p.17).
  • It paid no dividend in the past year.
  • Its operating margin fell last year: -2444.4%, from -95.5%.

From the company's documents first, then the reported figures read by fixed rules, the same for every company. Facts, not a view on the shares.

A tax rate above 60% or below zero (FY15, FY16, FY18, FY19, FY21, FY22, FY23, FY24, FY25) comes from tax charged on a small or negative profit, as reported.

Earnings per share before FY25 is on the share count of that time, before later bonus or share issues, so it does not compare with the years after.

Is it a good business? Six questions

Each answer is about that one question, read from the documents; tap one for the evidence. Not a view on the shares.

Shaival Reality no longer runs a real business: its income comes from the cash and investments it holds.

Its weak spots are the lack of any operating plan, profit that depends on one time investment gains, and dealings with its Managing Director that drew a SEBI warning.

WatchCan it set its own prices? There is almost nothing left to price, and its own report points to heavy competition in renting space.
The evidence. Revenue from operations was ₹3.60 lakh in FY26; the company lists massive competition in supply of space and tenants leaving as rent segment risks.Annual report FY26, p.42 and p.86
WatchHow strong is it against rivals? It has stepped out of construction and has no business described that competes with anyone.
The evidence. It transferred its joint venture stakes to Waffle Crete (India) with effect from 14 August 2025 and no longer holds any ownership in them.Annual report FY26, p.80
WatchWho are its customers? No current customers are named, and what little revenue remains comes from renting.
The evidence. Net capital turnover fell sharply in FY26, which the company explains by a decrease in rent receipts.Annual report FY26, p.86
AverageDoes it need a lot of money? No. It has no borrowings and holds plenty of cash, but that cash is not being used in a business.
The evidence. Cash and equivalents of ₹18.4 cr and investments of ₹3.0 cr with a debt free balance sheet at March 2026.Annual report FY26, p.86
WatchCan it keep finding new work? The auditor records no immediate plans to revive the main business.
The evidence. The FY26 notes say the company discontinued its primary operations and that these conditions may cast doubt on its ability to continue as a going concern.Annual report FY26, p.86
WatchDo good and bad years swing a lot?Yes. Profit rises and falls with gains on investments, not with any steady trade.
The evidence. The auditor names profit on sale of investments as a significant one time item, with other income at 91.46% of total income.Annual report FY26, p.49
