About Kesar India: business, products and customers

Kesar India develops and sells residential plots, villas and commercial property in and around Nagpur under the Kesar Lands name. Its shares trade on BSE SME.

Sales have grown very fast. Last year profit grew more slowly than sales, so the profit kept from each rupee of sales slipped.

Kesar India debt and cash flow

Balance sheet · Cash flow · Working capital

The company's own money, its net worth, has grown fast. It borrowed much more last year. Its loans are smaller than its own money. Last year the business used more cash than it brought in. It spent more on assets and investments than the business brought in, and raised the rest from loans or shares. Customers take longer to pay than they did in FY24, which ties up more of the company's money in unpaid bills.

Is it a good business? Six questions

Each answer is about that one question, read from the documents; tap one for the evidence. Not a view on the shares.

Kesar India earns its money acquiring land in Nagpur, developing it and selling plots and homes, and sometimes selling whole land parcels to other developers.

Its weak spots are lumpy sales that depend on a few big deals, a lot of cash tied up in land, and a fast spread into businesses far from property.

AverageCan it set its own prices?Prices follow the Nagpur property market rather than the company, though land bought over many years has kept margins healthy so far.
The evidence. EBITDA margin was 26.2% in FY26 and 26.6% in FY25. The annual report lists rising land and construction costs and interest rates among its risks.Investor presentation, May 2026, p.27; Annual report FY26, p.21
AverageHow strong is it against rivals?A long local record and a large land bank help in Nagpur, but national developers are now entering the city.
The evidence. The annual report cites a 40-year Nagpur legacy and a land bank of about 12.24 million sq ft as strengths, and names competition from large national developers such as Godrej Properties as a threat.Annual report FY26, p.21
WatchWho are its customers? Most buyers are individuals in Nagpur, but one land sale to a large developer made up a big part of the latest year's sales.
The evidence. The company sold a land parcel to Godrej Properties for about ₹115.7 cr in FY26, a year with revenue from operations of ₹176.5 cr. Home and plot buyers are not named.Annual report FY26, p.20; Investor presentation, May 2026, p.27
WatchDoes it need a lot of money?Yes. Land is bought well before it is sold, so cash goes out first, and the latest year was funded by a large share issue.
The evidence. Operating cash flow was an outflow of about ₹128 crore in FY26, inventory days rose to 412 from 252 and working-capital days to 379 from 47. About ₹273.7 crore came from convertible warrants.Annual report FY26, p.20 to 21
AverageCan it keep finding new work?It owns a lot of land to develop and has won its first outside building contract, but most of the planned projects are still at an early stage.
The evidence. Three land parcels were bought in FY26 and a ₹160 crore Byculla contract was won in May 2026. RERA registration for Kesar Riverdale, Kesar Business Park and Code Name Mihan was shown as in process, and 14 forthcoming projects have no units counted yet.Annual report FY26, p.20; Investor presentation, May 2026, p.23 to 24
WatchDo good and bad years swing a lot?Yes. Project and land sales come in large, uneven pieces, so profit and margins have jumped around from year to year.
The evidence. EBITDA margin was 63.4% in FY22, 8.8% in FY23 and 28.7% in FY24. The annual report lists sector cyclicality and interest-rate sensitivity as risks.Investor presentation, May 2026, p.27; Annual report FY26, p.21
