About Sotefin Bharat: business, products and customers

Sotefin Bharat designs, builds and maintains automated car parking systems, including robotic parking that stacks cars without ramps, mostly for city governments and property developers. Its shares trade on BSE SME.

Sotefin Bharat, a Kolkata company set up in 2012, sells robotic, puzzle, tower and stack parking systems and then maintains them. Robotic parking, built around the SILOMAT robotic dolly that is patented by Sotefin SA of Switzerland and imported from it, was 94% of FY26 revenue. A framework agreement with Sotefin SA governs the supplies and services between the two.

It fabricates the steel structures at a plant in Bagnan, Howrah, bought in December 2024 and making parts since July 2025, with an installed capacity of 4,000 car spaces a year. It has completed more than 55 projects with over 12,000 parking spaces and had 147 employees in March 2026. Most work comes from government tenders, from bodies such as the Mumbai and Delhi municipal corporations, CPWD, MMRDA and NHIDCL, and the rest from private developers; Mumbai projects alone were 83% of FY26 revenue.

Read more about the business

Each project is a contract: the company does the parking scope and hands the civil work to subcontractors, so the share of civil work in a year's projects moves its margins, as it did in FY26. Government tenders need earnest money, security deposits and bank guarantees, and government clients pay slowly, so a large part of each year's sales sits as money owed. Export sales to the US were about a tenth of revenue in FY24 and FY25 but almost nil in FY26.

The offer document names no competitors; it describes a fragmented industry with low entry barriers. The company plans to make the robots in India with money from its IPO, and has signed memoranda with the Government of Karnataka and MMRDA to promote automated parking.

What the company said, and what happened

The company's own statements, attributed, set against what it later reported; not newboard's estimates

The company states an order book of ₹534.4 cr at March 2026, more than four times FY26 revenue. It plans to spend ₹20.1 cr of IPO money on a facility in Kolkata to make about sixty robots a year, which are now imported, and ₹8.2 cr on new office premises, both in FY27, and ₹40 cr on working capital over FY27 and FY28. Under its memorandum with the Government of Karnataka, the company says it proposes to invest about ₹8,500 crore over five years in automated car and bus parking projects on a PPP model.

Is it a good business? Six questions

Each answer is about that one question, read from the documents; tap one for the evidence. Not a view on the shares.

Sotefin Bharat earns by winning parking projects, mostly from government bodies, building them with Swiss robot technology and maintaining them afterwards.

Its weak spots are dependence on one large customer and one city, and slow payment, which ties up much of its money.

AverageCan it set its own prices?Partly. The patented robotic system sets it apart, but most work is won in tenders where price decides.
The evidence. The offer document says tender bidding is competitive and price-sensitive and may require quoting lower margins to win contracts.Red herring prospectus, July 2026, p.30
AverageHow strong is it against rivals?Access to Sotefin SA's robot technology and a record of completed projects help, but the company calls its industry fragmented with low entry barriers.
The evidence. More than 55 projects completed; the robotic dolly is patented by and imported from Sotefin SA; competitors may have larger capital and scale.Red herring prospectus, July 2026, p.193, p.204 and p.216
WatchWho are its customers?Mostly government bodies, and very few of them: one customer gave nearly half of FY26 sales.
The evidence. Largest customer 48.25% and top ten 91.77% of FY26 revenue; government bodies 56.52%; Mumbai 82.55%.Red herring prospectus, July 2026, p.29, p.195 and p.196
WatchDoes it need a lot of money?Yes. Money owed by customers, deposits and bank guarantees grow with each project, so operating cash flow was negative in FY26 and the IPO sets aside ₹40 cr for working capital.
The evidence. Trade receivables ₹75.1 cr; operating cash outflow ₹6.9 cr in FY26; contingent liabilities ₹20.4 cr, mostly performance bank guarantees.Red herring prospectus, July 2026, p.49, p.104, p.277 and p.279
AverageCan it keep finding new work? The order book is large against yearly sales, but new orders in FY26 were a fraction of the year before.
The evidence. Closing order book ₹534.4 cr at March 2026; orders received ₹40.3 cr in FY26 against ₹214.2 cr in FY25.Red herring prospectus, July 2026, p.195
AverageDo good and bad years swing a lot?Sales have risen each year shown, but they depend on government spending, tender timing and a few large projects, and exports fell away in FY26.
The evidence. The offer document links demand to budget allocations, policy and approval processes; export revenue fell from ₹9.6 cr in FY25 to ₹0.02 cr in FY26.Red herring prospectus, July 2026, p.30 and p.195
